Gibraltar invests in compelling commercial real estate opportunities across multiple asset classes.

The Gibraltar team concentrates on a range of investments within the commercial real estate spectrum, with a particular focus on assets that display value-add characteristics. Gibraltar looks for opportunities to reposition assets with promising upside – through active asset management, redevelopment, and/or capitalizing on improving market conditions. This strategy provides an effective complement to Gibraltar’s transactions in residential real estate, allowing the team to invest in a wide range of opportunities, including those that are larger scale and/or mixed-use. Gibraltar currently owns and manages a geographically diverse commercial portfolio consisting of both income producing properties and undeveloped commercial land, varying in size and location.

Gibraltar’s commercial investments include:

  • Direct acquisitions of commercial property (retail, office, flex, industrial)
  • Joint ventures for the purpose of acquisition, development, and construction of commercial properties with operating partners
  • Debtor-in-possession (DIP) financing related to bankruptcies containing commercial property as assets

Gibraltar targets a broad array of deals, ranging from $5 million to $25 million on individual transactions, and upwards of $100 million on portfolio acquisitions, with investment durations between 3 years and 7 years.
